Bluffside Party Pad is a 950 sq. ft. garage and rooftop gathering space in White Salmon, Washington, built with Amvic™ ICF on a steep bluff overlooking the Columbia River Gorge. The project used 3,500 sq. ft. of ICF to create an underground garage large enough for an 11-by-26-foot Sprinter van, with a waterproof flat roof that doubles as an outdoor entertainment area.

The project was named the 2025 ICF Builder Awards specialty application 1st runner-up and people’s choice winner.

Q. What was the major benefit of using Amvic™ ICF over traditional construction methods?

A. “In colder/warmer climates, pouring a concrete wall that is already insulated is not only cost effective, but the better choice for the environment. The pros of pouring ICF over traditional are extremely lopsided. This eliminated the need to frame and insulate walls separately, offering a more efficient temperature control solution. The roof was designed as a waterproof party pad, built to handle a 100 PSF snow load along with the added weight of sand, rock, and pavers, creating a durable and enjoyable living space for the owner.

Additionally, the ICF structure’s airtightness was particularly valuable for long-term storage purposes, as it allowed better control over the internal environment, ideal for uses like food storage.”
